Getting The Best Possible Price

For you, it all starts before you even make an offer, the first time you see that home you think might be THE ONE. It’s important that you not give yourself away to the listing agent by getting overly excited about our “find.” Your goal is to present yourself as a qualified, motivated buyer while not appearing to be overly eager. 

Whenever you are ready to make an offer, the next step is to decide on a price and negotiate any conditions. Some examples might include those subject to suitable financing, contingent on moving out of your current home on a certain date, property inspections, or specialist approvals. 

Furthermore, in regards to price, I will draw up a Comparative Market Analysis of recently purchased homes in the area so we can make a well informed offer. Many times sellers will consider our offer and return with a counteroffer, in which we, just like they did, can accept, reject, or counter their offer. Throughout the process, I will negotiate on your behalf to achieve the best possible price for your new home. 

Although a low price may seem like an appealing option, we must be wary to avoid offending the seller with a lowball offer. Furthermore, if we initiate the negotiation process with an uncompetitive offer, the seller may not see you as a serious buyer and may reject your commitment all together or another buyer may make a more serious offer and you could miss out on the opportunity to own that property. 

There are a few basics principles of a successful negotiation to consider if you’re committed to completing your purchase. Remember your priorities and respect the seller’s - don’t let small things get in the way of your better judgement. Keep in mind the big picture, if there are disagreements about relatively small differences, ask yourself if they are really worth loosing out on your dream home. Each home purchase is unique, but where there’s a will there’s a way.
